An example of a more complex project was a church and residential development planned in a north Powys village. The development, within the village boundary, had to go through a pre-planning consultation.

Anticipating some concern from residents, the team ensured the design was in-keeping with the local environment and community.

The next step was to undertake a thorough pre-planning consultation. Rather than just reply on submissions of comments to a website, an exhibition was held in the village hall with all the plans and details background.

In addition, the team were on hand to discuss the scheme and to answer any questions.

The final planning application addressed the issues raised and it was permitted by the local planning committee with work beginning on site earlier this year.

“It’s about ensuring the right plans are prepared and any concerns or comments are addressed before going to planning. In most cases this ensures planning approval is granted in the first attempt,” said Richard.
